THF Group of Companies (THFGOC) is a multi-national conglomerate in the residential and commercial real estate space, with an emphasis on development, acquisition, investment, and financing, as well as the merchandising of its branded products across multiple industries. Our reach also extends to concerns in the global digital media space, specifically new media podcasts and related TV/film projects. Being multi-national, our footprint allows for unlimited opportunities in select industries where we have critical mass, along with us providing a wide range of advisory services to our substantial and diversified client base that includes corporations, financial institutions, governments, and their appointed fiduciaries.

Acquisition Strategy

  • Generate the highest risk-adjusted returns by acquiring value-added acquisition and investment opportunities considering our core property types.
  • Target all major markets classes in Texas and select major U.S. market classes, based on rigorous evaluation of demographic trends, economic fundamentals and investment liquidity.
  • Seek opportunities to add value through active management of operating expenses, repositioning under-utilized assets, pre-leasing vacant space and other revenue enhancement initiatives.
  • Direct purchases or JV structures with majority controlling interest; single asset or portfolio acquisitions.
  • Disciplined underwriting, acquisition and investment process.

Acquisition Philosophy

We believe that successful investing starts with buying right. Our goal is to build a margin of safety for our investment capital by acquiring assets at a discount to market value and by unlocking additional value at the property level through a variety of initiatives including physical repositioning, re-tenanting or implementing operational efficiencies.

We typically source investment and acquisition opportunities in non-competitive environments, such as bankruptcies, banks and small brokerage groups, however we are recognized as a market leader in competitive ones. Our acquisition price point is property specific and is determined on a deal by deal basis.

Lending Philosophy

We facilitate stabilized and non-stabilized Commercial real estate lending through our in-house manager, THF Partners, using a variety of sources. We rely on THF’s considerable expertise in all aspects of real estate lending structures and management. These facilities are available Nationwide, with a specific interest in five major Texas markets (Houston, DFW, San Antonio, Austin, and Lubbock).

THF’s focused approach of lending facilitation is based on sourcing lending opportunities in pre-qualified urban communities, which includes both transitional urban districts and well-established, thriving urban, suburban and exurb areas. THF initially examines the proposed lending scenario for the property type and evaluates the characteristics of the area to determine whether it justifies the extensive effort THF undertakes to review and facilitate potential debt and/or equity positions for ourselves and our clients. These positions are fee-based, so this initial examination removes scenarios not deemed bankable.

THF originates loans and investments, directly and indirectly through funds that we manage, and for our institutional and private banking clients, in our property types. THF is committed to providing financing solutions for transactions greater than $1 million.
